Given the exciting developments in the Dubai Real Estate market in the latter stages of 2016, selecting just a few areas for recommendation isn’t always easy; but we have put together a few suggestions that might suit those searching in 2017:
An Affordable First Step
Dubai might still have some of the highest priced real estate in the world, but that has not stalled the boom in the development of affordable housing, aimed to encourage international expats, whose numbers continue to swell, to put down roots in the UAE. For those mid-income individuals who are looking for a way to start building a secure future, these locations are the perfect choices and there is no better springboard than Miraclz in Dubai’s Arjaan neighbourhood. The latest project from developer Danube, who is largely responsible for spearheading the ‘affordable’ market leap, Miracle offers a range of options from studios to two bedroom apartments at unrivaled rates. Despite its modular style and lower costs, it will still offer ultra-modern amenities including a swimming pool with breath-taking views, fully equipped health club, a variety of retail outlets and even a badminton court. Although a car would be essential for residents due to the lack of transport options, the recent road improvements in that area have made commutes much more convenient and substantially reduced travel times and traffic bottle necks. Families looking to get started on the property ladder for a much lower rate will find this the ideal choice, as well as benefiting from its proximity to several schools and the beautiful Dubai Miracle Garden.
An Old Favourite With A New Song
Downtown has always been one of the most popular locations in Dubai and continues to command some of the highest prices in the city at over AED 2,000 per sqft. The counter argument to the area has traditionally been its lack of ‘community spirit’ or quaint outlets that breed a lifestyle culture, but that has all changed. With the explosion of the Boulevard and the opening of Dubai Opera House, there are more reasons than ever to make Downtown your home. With new off-plan projects, such as the Opera Grand by Emaar, offering buyers brand security and long-term value it is an excellent time to make the change. It might lack access to the Metro and be slightly less family-friendly than other areas, but it more than makes up for it in facilities and grandeur; who wouldn’t want to live in the center of Dubai’s cultural revolution?
The Scene To Be Seen
The Dubai Canal is one of the most ambitious projects ever undertaken in Dubai and it has already transformed the landscape of the city. For property seekers, renters and buyers, it is set to become a haven for new and fresh locations, each more enviable than the last. It will most certainly be the ‘it’ place to live in the next few years and those interested will be spoilt for choice. Over 5,000 new residential units are planned along the Canal route, with an additional 1,817 on the peninsula area at Jumeirah Beach. With its central location, infrastructure and amenities are plentiful and several of the complexes are adjacent to lush green parks and long beach stretches, giving the kids plenty of areas in which to play. Whilst it is still at the higher end of Dubai prices, there are some good deals to be had, especially for those looking to invest or those seeking the ideal city location to put down roots.
Honourary mentions must also go to Jumeirah Central, a game-changing district that focuses on delivering a true community environment, supporting rich social interaction; Mira Oasis, a contemporarily designed family location with a botanical park, karting track and a resident’s club; Dubai South, a city within a city that is already very popular; and the Meydan Polo Residences, right next to the world famous racecourse.
